Instagram formats that work

Rules and pitfalls
- Fair housing wording: describe the home, not the ideal buyer ("three bedrooms near the station", not "perfect for young families") (Fair Housing and Equal Opportunity).
- Boosted listings are housing ads: Meta requires the Housing special ad category for paid property ads, which limits age, gender and postcode targeting (About ads for housing, employment or financial products and services).
- Licence details: many regulators require the brokerage name or licence number on ads; we build it into captions or the end card.
- Filters on property photos: do not alter photos in ways that misrepresent the home (sky replacement or removing fixtures can mislead).
